Vesteva offers two different types of programs for our annual rental property owners:
Application Fee $100.00 (cash, money order, cashier’s check only! No personal checks) for every occupant above the age of 18.
Our property management service covers the day-to-day oversight of your home, including regular property inspections, licensing coordination, repair scheduling, housekeeping oversight, and year-round maintenance support. We also provide monthly owner statements and year-end financial reports.
We perform regular inspections to help keep your property secure and in good condition. This includes weekly checks when the home is vacant, as well as more comprehensive inspections that may include running water, flushing toilets, checking lights, inspecting landscaping, and looking for signs of insects or unauthorized entry.
Yes. We provide trust accounting services for managed properties, including, collecting rent, cleaning fees, and applicable taxes, and disbursing funds to owners. Accounts are reconciled monthly, and owners receive detailed monthly statements along with a year-end income and expense report for tax preparation.
Yes. We handle the required registrations and permit for vacation rental properties in Cape Coral, including city and state requirements and hotel licensing where applicable. We also collect and remit county and state taxes as part of our management services.
Yes. We coordinate routine maintenance, repairs, and service vendors for your property. Minor issues can often be handled quickly by our on-call handyman, and for larger repairs we work with a trusted network of contractors to resolve problems as efficiently as possible.
Yes. Housekeeping is an important part of our management service. After each guest departure, the property is cleaned using detailed procedures, and a follow-up inspection is triggered before the next guest arrives to help ensure the home is properly prepared.
We use a structured check-in and check-out process to document the property’s condition before and after each stay. Pre-existing issues are noted at check-in, and the property is carefully reviewed again at check-out. If guest-related damage is found, damage protection coverage may help cover eligible repair or replacement costs.
No. We do not allow parties, weddings, or other large gatherings at the property. This policy helps protect your home, reduce risk, and preserve the quality of the guest experience.
Yes. Property owners are required to maintain insurance on the home. According to your owner information, this includes comprehensive liability coverage with a minimum of $500,000 and listing Vesteva Rentals & Property Management as an additional insured.
We use a dynamic pricing strategy and monitor the local market closely to keep your property competitively priced. Our goal is to maximize both rental revenue and the number of nights booked throughout the year.
Yes. We manage the check-in and check-out process for each rental stay. This includes preparing the home on arrival day, checking in with guests after arrival, serving as their point of contact during the stay, and completing check-out procedures on departure day.
Yes. We offer an optional centralized lock and thermostat control system. This system can improve security, provide guests with individual access codes, allow remote access control, and help reduce energy use by automatically resetting temperatures when the property is vacant.
