Annual Rental Management Services

Vesteva offers two different types of programs for our annual rental property owners:

  1. One months rent as a placement fee; no property management services after the initial placement.  A tenant is guaranteed for four months.
  2. One months rent as a placement fee plus 8% of the rental amount as a monthly property management fee.  Property management services include:
  • Bi-Monthly property drive by’s to ensure the property is properly maintained
  • Quarterly check on the interior of the property
  • Collection of rental funds and deposits into the property owners personal account as requested.
  • Coordinating repairs as well as checking repairs after completion
  • Acting as a liaison between guests and property owners.

 

Vesteva’s Screening Process for any New Rental Applicants

Annual Rental Application Guidelines:

  • Credit Score of 550 or higher
  • Employment Verification (steady, consecutive employment for last 6 months)
  • Rental or Ownership history for the last 24 consecutive months.
  • Monthly net income of 2.5x the monthly rent

Documents required in order to process an application:

  • Completed application
  • 3 months’ worth of bank statements
  • Copies of driver’s licenses for every occupant above the age of 18

Application Fee $100.00 (cash, money order, cashier’s check only! No personal checks) for every occupant above the age of 18.

    No. We do not allow parties, weddings, or other large gatherings at the property. This policy helps protect your home, reduce risk, and preserve the quality of the guest experience.

  • Do owners need insurance coverage?

    Yes. Property owners are required to maintain insurance on the home. According to your owner information, this includes comprehensive liability coverage with a minimum of $500,000 and listing Vesteva Rentals & Property Management as an additional insured.

  • How do you help maximize rental income?

    We use a dynamic pricing strategy and monitor the local market closely to keep your property competitively priced. Our goal is to maximize both rental revenue and the number of nights booked throughout the year.

  • Do you handle guest check-in and check-out?

    Yes. We manage the check-in and check-out process for each rental stay. This includes preparing the home on arrival day, checking in with guests after arrival, serving as their point of contact during the stay, and completing check-out procedures on departure day.

  • Do you offer smart lock and thermostat systems?

    Yes. We offer an optional centralized lock and thermostat control system. This system can improve security, provide guests with individual access codes, allow remote access control, and help reduce energy use by automatically resetting temperatures when the property is vacant.
